There is a version of Mooresville that most people never see, and Greycliff Mooresville NC is exactly that kind of neighborhood. Most buyers know the Brawley School, Williamson Rd and Hwy 150 and they know the big neighborhoods with the entrance monuments and the HOA restrictions. But tucked off Perth Road, on a quiet street called Gray Cliff Drive, there is a small neighborhood where the houses sit on half-acre lots, the trees have had twenty years to fill in, and nobody is sending you a letter about your mailbox.
132 Gray Cliff Drive is a ranch-style home with a bonus room, built in 2004, sitting on just over half an acre with a fenced backyard and public lake access under two miles from the front door. Three bedrooms and two baths on the main level, a split bedroom layout, and a generous bonus room upstairs. There is No HOA and No city taxes and it falls within the Lake Norman High School district.
Those are the bullet points. Here is what it actually feels like to be here.
Our Take
When Brian and I first visited this home, it felt nostalgic. There is something about it that reminds you of the holidays, if that makes sense. You could see the sellers had taken special care in every corner of the house, it is a home that has been genuinely loved.
What struck me walking through is that every room is efficiently usable without any wasted space. Personally I appreciate that, because there is a difference between a home that feels minimal and a home that simply doesn’t waste space- this one does not waste anything.
I always like to think about how our own family would live in a home. For this stage of life, it would be our boys on one side of the house, our teenage daughter upstairs in the bonus room with her own space, and Brian and I in the primary suite on the other side. But then I think about how we are going to be empty nesters soon, and the whole layout shifts. Our daughter’s room would become my art studio, the boys’ rooms become a guest room and an office. The screened porch becomes my reading spot and every version of this house works.

The Front Exterior has Everything You Didn’t Even Know You Needed

You pull up to a rocking chair front porch with enough cover to sit through a summer thunderstorm without going inside. The driveway has extra concrete on the side for additional parking, which sounds like a small thing until you have multiple drivers at home or people over and everyone has a spot.
Inside: Vaulted Ceilings, Stone Fireplace, and a Kitchen That Stays Connected
Step through the front door and the foyer opens to a dining room with crown molding and warm, inviting light. The great room is where your eye goes next: vaulted ceiling, a gas log fireplace framed by a handsome stone surround, and generous windows that bring in natural light throughout the seasons. This is the area where I see the natural gatherings.

The kitchen is just steps away, with light cabinetry, granite countertops, crown molding, stainless steel appliances, and an overlook into the great room that keeps the cook connected to whatever is happening in the house. You are not walled off in here. You can see the fireplace from the sink. A breakfast nook sits just off the kitchen, and from there the screened porch is right through the door, so on a nice morning you are going from coffee to fresh air in about four steps.

The Primary Suite Gets Its Own Wing

The split bedroom layout puts the primary suite on its own side of the house, away from the other bedrooms. It is a real retreat. A tray ceiling and chair rail adds architectural detail and the sitting area off to the side has its own vaulted ceiling. This is where you read or decompress after a long day. The primary bathroom has a garden tub and a dual vanity.
Across the house, two more bedrooms share a hall bath. The laundry room has built-in cabinetry that keeps supplies tidy and everything within reach, which is one of those details that makes daily life a little easier and a little less cluttered.
The Bonus Room Upstairs
Up the stairs, the bonus room with a dormer window sits waiting for you to decide what it becomes. Home office, creative studio, game room or workout space. The room is large enough to handle any of those comfortably, and the natural light from the dormer window makes it a space you will want to spend time in, not just store things in.

The Back of This House Is Where You Are Going to Live
If there is one thing that sets 132 Gray Cliff apart, it is what happens when you walk out the back door.
The screened porch has a beautiful wood ceiling and a ceiling fan, and it feels like a true extension of the home. On a warm evening, this is where you’ll end up, watching the light fade through the trees with no particular reason to go back inside.

Below the screened porch, a spacious paver patio with wall seating and an outdoor grilling area gives you a second covered entertaining zone. And what I love about the way this outdoor space is set up is how flexible it is. I can picture a summer cookout where the adults are up on the screened porch with drinks and conversation while a group of teenagers hangs out around the grill on the patio below. Little kids could be coloring at a table under the covered patio area, totally shaded and protected. Everyone has their own zone and nobody has to be on top of each other.

Beyond the patio, the fenced backyard opens up to real, usable yard space. There is room for lawn games, room for pets to run, room for a garden in the sunny spots. And the mature trees along the back of the property give you privacy without eating up the lawn the way a fully wooded lot does.

What the Owners Have Done
The sellers have lived here for six years, and they have taken care of this house the way you take care of a place you love. The list of updates is not just “eye candy”. It is the kind of work that means the next owner moves in and does not have to think about the big stuff for a long time.
The roof has been replaced. The heat pump is updated. The plumbing in the crawlspace has been redone. The septic system has been serviced. Kitchen and master bath flooring is new. The entire interior and exterior have been painted. Hardware has been replaced throughout. There is a hand water pump at the storage shed. These are not the upgrades you do to flip a house. These are the upgrades you do because you live there and you want things done right.
