How KB Fisher & Co Started

We founded KB Fisher & Co in 2023 after spending a decade with a larger brokerage. The decision to start our own firm came down to something simple: we wanted to set our own standards for how clients deserve to be treated.

When systems started prioritizing efficiency over relationships, when long-term client connections mattered less than transaction volume, and when promised technology improvements never quite materialized, we realized it was time to build something different.

Before our time in general brokerage, Brian and I spent years in new home sales across Lake Norman. We left that side of the business when corporate cost-cutting initiatives started compromising what we believed buyers deserved, and when we saw developers and subcontractors getting squeezed unfairly. That experience taught us an important lesson: when you start saying “they” instead of “we” about your company’s decisions, you’ve already distanced yourself from their values. We weren’t willing to represent something we didn’t believe in.

KB Fisher & Co exists because we wanted to build something different where a client relationship built over years matters more than a single transaction, where our expertise serves clients rather than just sounding impressive in marketing, and where the work we do reflects the standards we believe clients deserve.

Why This Blog Exists

We started this blog to document what we’ve learned from working in Lake Norman and Charlotte real estate since 2001. It’s built for people who want original analysis and local context, not generic summaries.

We’re focused on creating a content library that can’t be generated automatically: real observations from decades of local experience, nuanced understanding of how neighborhoods actually function, and context that goes beyond what simple searches or summaries can provide.

You’ll find market updates that explain what’s actually happening across Huntersville, Cornelius, Davidson, Mooresville, Denver, written from ground-level experience. We pair national data with local validation because what’s true nationally doesn’t always apply here.

This is simply our way of sharing what we’ve learned through lived experience, with the hope that it’s useful to others.

What Sets Our Team Apart

Over 70 years of combined real estate experience across multiple market cycles.

Brian and I have worked in general real estate brokerage since 2008, but our connection to this market goes back to 2001. I started in new home sales just days after 9/11, during a period of real uncertainty. We watched the housing boom fueled by the subprime lending market (our builder didn’t offer those loans, and I made it a point to educate buyers about how subprime worked so they wouldn’t get taken advantage of, even if they didn’t buy from us). We lived through the 2008 crash, the recovery years, the COVID boom, and the current market rebalancing.

Mark’s experience in new home sales spans 2006-2020, giving him a perspective that covers the crash, recovery, and boom years from the builder side. Brian’s background includes new home construction, general contracting, and settlement services dating back to 1998.

That combined perspective across construction, development, market cycles, and general brokerage shapes how we advise clients about timing, value, and long-term decisions.

We understand Lake Norman and Charlotte at a level many agents don’t. We don’t just know where neighborhoods are; we understand why they were designed the way they were, how builder decisions impact long-term value, and what infrastructure choices mean for communities 10-20 years later.

After years of watching these communities evolve, we’ve learned that finding the right home isn’t just about the house. It’s about understanding the incredibly specific ways people want to live.

The person celebrating a youth soccer win at a Huntersville pizza spot, the family coming off the lake in Cornelius, the couple attending community theater in Davidson; these aren’t just marketing scenarios. They’re the actual patterns we’ve observed that help us understand where someone will actually be happy, not just where they can afford to buy.

When someone mentions they want to audit an art history class at Davidson College, we know that signals something about the kind of community they’re looking for walkable downtown, cultural amenities or intellectual engagement. When we walk through a neighborhood and notice the garages are set back 10 feet from the front porches, we recognize New Urbanism design principles intended to create social connection and community interaction.

KB Fisher & Co is led by husband-and-wife team Brian and Kay Fisher, alongside Mark Rubenstein, bringing distinct strengths across construction, negotiation, buyer and seller representation, land and development opportunities.

Kay Fisher, Co-Founder and Realtor

Kay Fisher is co-founder of KB Fisher & Co and works primarily with sellers and relocating clients, helping people think strategically about timing, pricing, and market positioning.

She has been in real estate since 2001 and holds a marketing degree from Clemson University. Her work is informed by long experience in the Lake Norman and Charlotte market and a focus on clear communication, research-driven decisions, and practical guidance throughout the process.

Kay is actively involved in the Lake Norman area community and writes much of the firm’s local content, including neighborhood guides, relocation resources, and market context designed to help buyers and sellers make informed choices.

Brian Fisher, Co-Founder and Realtor

Brian Fisher is co-founder of KB Fisher & Co and serves as the firm’s Broker-in-Charge. He brings more than 25 years of experience across real estate, construction, and settlement services, giving him a perspective that reaches well beyond the surface of a home.

Brian began his career in 1998 working in closing and settlement services, where he developed a deep understanding of contracts, title, and the mechanics behind real estate transactions. He later worked in new home sales and spent several years as a licensed general contractor. That background shapes how he evaluates homes today, particularly when it comes to inspections, repairs, and long-term implications of how a home was built.

Much of Brian’s work centers on seller strategy, complex listings, and negotiations where experience and judgment matter. Clients rely on him to explain what truly deserves attention, what does not, and how to move forward without overreacting to noise in the process.

On the blog, Brian contributes construction insight, inspection context, and practical guidance meant to help readers better understand how homes function so decisions are grounded in reality and long-term thinking.

Mark Rubenstein, Land Specialist and Realtor

Mark Rubenstein is a land specialist and realtor with KB Fisher & Co serving Lake Norman and the greater Charlotte area. His work focuses on both buyers and sellers, land transactions, and complex negotiations, and he is known for a long-term, relationship-driven approach to real estate.

Mark spent fourteen years in new home sales with a national builder, where he worked through multiple market cycles and developed expertise in pricing, contract strategy, and buyer decision-making. Today, a significant part of his business involves large land and development opportunities, where builders and landowners rely on him to identify potential, navigate contracts and zoning, and understand transactions that can take years to unfold, not just months.

Mark is known for his follow-up skills and his willingness to work with clients over the long term, sometimes nurturing opportunities for years before they come to fruition. Clients value Mark for his steady demeanor, patience, and clarity. He is known for explaining situations carefully, following through consistently, and helping clients distinguish between meaningful risk and manageable details.

On the blog, Mark contributes perspective on new construction, land, and long-range real estate decisions and offers insight into how development, planning, and market forces shape the communities people eventually call home.
